Blue Vault Partners is an independent alternative investment research firm headquartered in Cumming, Georgia. Founded in 2009 and co-founded by Managing Partner Stacy Chitty, the firm was built around a gap its principals saw in the nontraded REIT market: sponsors reported their own results, and advisors had no neutral third party standardizing those numbers for comparison. Blue Vault’s stated mission is to deliver in-depth, performance-based research that educates financial advisors and protects investors, and its analysis is independent rather than sponsor-commissioned.
The firm’s coverage spans nontraded REITs, nontraded BDCs, interval funds, private placements, 1031 exchange and DST programs, and Qualified Opportunity Funds. Its research platform standardizes offering-level data across more than 300 alternative investment programs with over 16 years of historical performance, tracking each program through its full lifecycle from active offering to full-cycle exit or liquidation. Blue Vault organizes its offering around three audiences: advisor solutions for wealth advisors and registered investment advisers, corporate solutions for broker-dealers and institutional platforms running due diligence at scale, and asset manager programs through which sponsors contribute offering data. The firm supplements its data products with educational content, including its Alts 101 series, webinars, and podcasts.
