Proactive Sustainable Bonds is a South Carolina-based impact investment firm that finances affordable housing through fixed-income offerings. Operating alongside the ProActive Realty Group platform led by Dr. Canaan Van Williams, the firm acquires underperforming affordable housing, renovates it, collects monthly rental cash flow, and refinances to repeat the cycle. It reports $65 million in assets under management across 22 communities and 842 units or pads in eight states, including Alabama, Arizona, Illinois, Indiana, Michigan, Nevada, Ohio, and South Carolina, and says it has funded 4,200 homes and housed 11,800 residents to date.
The firm packages that strategy into a set of debt and fund vehicles aimed at different commitment sizes and holding periods. An Impact Bridge Debt offering carries a 12-month term and a $100,000 minimum; a two-to-four-year opportunity opens at $20,000 against a stated $175 million capacity; a Rapid Housing note runs up to 24 months at a $250,000 minimum; and a side-letter structure for strategic partners begins at $2 million over 36 months. The Proactive QOZ Fund adds a tax-advantaged Opportunity Zone option targeting 8% annually, with self-directed IRA investment accepted.
Dr. Canaan Van Williams, Impact CEO and Managing Founder, leads the firm and has written on impact investing and housing innovation. Greg C. Simonian serves as Senior Vice President after more than twenty years distributing alternative investments; Jesse Hollander is a Director with two decades across private equity, venture capital, and global philanthropy; Tony Lawrence is Director of Operations; and Alicia Galloway is Investor Relations Manager. The firm markets to accredited investors, family offices, and institutions, and points to Morningstar Sustainalytics verification, PRI signatory status, SOC 2 Type II, and Reg D 506(c) offerings.
