ExchangeRight Fully Subscribes $52.85 Million Essential Income 9 DST
The all-cash offering pairs a 20-year master lease guarantee from ExchangeRight’s Essential Income REIT with a Section 721 exchange into that REIT after a targeted two-year hold.

PASADENA, Calif. – ExchangeRight, one of the nation’s leading providers of diversified REIT and DST investments, has fully subscribed its Essential Income 9 DST. This full subscription continues the company’s Essential Income DST series, which provides investors a defined, tax-deferred path to the Essential Income REIT via a Section 721 exchange after a targeted two-year hold period. Essential Income 9 DST is a closed offering and is not accepting new investors.
Structured as a 100% equity offering, Essential Income 9 DST features a $52.85 million portfolio of net-leased real estate backed by historically recession-resilient tenants, providing investors with a current cash flow rate of 5.35%. The unleveraged portfolio consists of three properties tenanted by Pepsi Bottling Ventures and Tractor Supply Company, together totaling 205,857 square feet across South Carolina, Georgia, and Virginia.
Essential Income 9 DST is backed by a 20-year master lease guarantee provided by ExchangeRightʼs Essential Income REIT and its Operating Partnership, designed to provide stable monthly income and capital preservation throughout the DSTʼs hold period.
After approximately two years, Essential Income 9 DST is structured to provide investors a tax-deferred exit via Section 721 exchange into the Essential Income REIT, designed to provide pro rata access to the REITʼs monthly income, broader diversification, increased growth potential, enhanced liquidity, and estate planning advantages. The Essential Income REIT is currently invested in a diversified portfolio of 436 properties across 38 states with net leases backed by 44 primarily investment-grade tenants, as of June 30, 2026. There is no guarantee that Essential Income 9 DST will achieve its exit strategy or investment objectives.
