ExchangeRight Names Asset Management Head Timothy Williams Chief Administrative Officer
A former PwC auditor who joined the sponsor as senior controller in 2021, Williams takes the same post at ExchangeRight’s nontraded Essential Income REIT.
October 15, 2026

ExchangeRight Real Estate has named Timothy Williams chief administrative officer, effective October 7, 2026. Because of how the sponsor's nontraded REIT is structured, the appointment also makes Williams chief administrative officer of ExchangeRight Income Fund, which operates as ExchangeRight Essential Income REIT.
The pick comes from inside the firm. Williams, 36, joined ExchangeRight in 2021 as senior controller and moved into the director of asset management role in 2025. There he led the team charged with actively managing the firm's real estate, overseeing tenant relations, strategic leasing initiatives and the upkeep of the physical properties.
How the Role Reaches the REIT
ExchangeRight Income Fund is a Maryland statutory trust with a single trustee, ExchangeRight Income Fund Trustee, LLC, which is itself managed by ExchangeRight Real Estate. The appointment was made by ExchangeRight's managers at the sponsor level, and Williams holds the matching title at the fund by virtue of his sponsor role.
Background in Audit and Corporate Accounting
Williams started out in the private company services audit practice at PricewaterhouseCoopers, working with family-owned and private equity-backed businesses in the Minneapolis area. He then spent six years at McCoy Group, where he ran accounting for the transportation division and worked on strategic acquisitions and divestitures.
He holds bachelor's and master's degrees in accounting from the University of Northern Iowa, both completed in 2013, and received the Elijah Watt Sells Award, a national honor, for outstanding performance on the May 2013 CPA exam.
Terms of the Appointment
Williams did not sign an employment agreement in connection with the new role. ExchangeRight reported no arrangement behind his selection, no family ties to the sponsor's managers or the fund's executive officers, and no transactions with the fund that require related-party disclosure.
The fund's shares are not listed on any exchange. The REIT raises capital through a continuous private placement that had brought in more than $531 million as of April 30, 2026.
