Hines Wraps $246.5 Million DST Deal Featuring University-Adjacent Multifamily Properties

Hines has completed a $246.5 million Delaware Statutory Trust (DST) offering through its Private Wealth Solutions platform. The transaction centers on two Class A multifamily properties, each positioned next to a major university and designed to meet investor demand for stable, income-generating real estate.

The properties—E2 Apartments near Northwestern University and The Alloy near the University of Maryland—are both within a 10-minute walk to campus. E2 includes 352 units and more than 300,000 square feet of space. The Alloy adds another 275 units across roughly 230,000 square feet. These assets are located in dense, supply-constrained markets where housing demand remains consistently strong.

Sourced through Hines Global Income Trust (HGIT), the offering provided qualified investors with a path to complete tax-deferred 1031 exchanges. That means investors could transition out of existing properties while deferring capital gains and related taxes—without sacrificing asset quality or location.

HGIT’s broader portfolio, valued at $5.15 billion as of July 2025, spans a wide mix of sectors and geographies. The focus is on properties that demonstrate long-term tenant demand and consistent performance through market cycles. The multifamily segment—especially near universities—continues to meet those criteria.

The HREX 6 DST structure was built to match investor needs: income potential, institutional asset exposure, and a mechanism for tax-efficient reinvestment. With both properties already operational and fully integrated into Hines’ management platform, the transition for incoming investors is seamless.
