Starwood Capital Group is a private investment firm that Barry Sternlicht founded in 1991, during the savings and loan crisis. It invests in real estate through three strategies: opportunistic, core/core+, and debt. Alts investors can reach all three through vehicles built for individual and wealth-channel capital. According to the firm, it manages roughly $130 billion and employs about 7,000 people across 20 offices as of June 30, 2026. It also reports raising more than $95 billion and investing over $285 billion since inception.
Starwood Opportunity Funds, 1992 to SOF XIII
The first Starwood Opportunity Funds, I and IA, closed at $52 million in 1992. On July 1, 2026, Starwood announced the final close of Starwood Distressed Opportunity Fund XIII at more than $10.2 billion. The firm reports that the fund drew over 300 investors from about 20 countries. Pensions and sovereign wealth funds invested alongside wealth managers, family offices and high-net-worth investors. Starwood and related parties committed $100 million of their own.
The fund had already committed more than $3 billion of equity to 20 transactions by the close. It targets residential, data center, industrial and hospitality assets in the U.S. and Europe, with selective deals in Asia Pacific. Starwood says it has raised more than $51 billion across its opportunistic funds since inception. It also says it does not earn transaction fees in those funds, and that its partners invest alongside limited partners in every deal the firm sponsors.
Operating companies that came out of the funds
Several Starwood fund positions grew into operating businesses. In 1993 the early opportunity funds contributed most of their multifamily portfolio to Equity Residential. Starwood created Starwood Hotels & Resorts Worldwide in 1995, and that company completed the $14 billion acquisition of ITT Sheraton in 1998. The same year, Starwood created Starwood Financial, later renamed iStar Financial.
Starwood now runs three in-house operating platforms:
- Highmark Residential, a multifamily property manager acquired in 2017
- Starwood Hotels, the brand manager for 1 Hotels, Baccarat Hotels and Treehouse Hotels
- Starwood Digital Ventures, formed in 2024 after five years of data center investing that began with the Renaissance Technology Park campus in 2019
The firm says these operators feed market information back into its investment decisions.
SREIT and the wealth channel
Starwood launched Starwood Real Estate Income Trust (SREIT) in 2018 as a perpetual-life, non-listed NAV REIT. The firm calls SREIT the primary vehicle for individual investors in its core/core+ strategy. SREIT targets stabilized, income-producing property in primary and secondary markets in the U.S. and Europe. Beyond SREIT, Starwood's global wealth business works with single- and multi-family offices, foundations and high-net-worth individuals across real estate equity and credit.
The real estate debt platform
Starwood created Starwood Property Trust (NYSE: STWD) in 2009. The firm describes it as the largest blind pool company ever listed on the NYSE and reports that it has deployed about $120 billion since inception. In 2013, a Starwood affiliate and Starwood Property Trust acquired LNR Property for $1.05 billion. According to Starwood, LNR is one of the largest CMBS conduit special servicers and covers roughly 21% of transactions in the conduit universe. Starwood says that position gives it direct visibility into distressed debt markets.
Outside Starwood Property Trust, Starwood manages more than $6 billion in private debt funds. In 2025, Starwood Real Estate Debt Strategies U.S. and Starwood European Real Estate Debt Finance II closed with about $2.7 billion in combined commitments, including related co-investment vehicles. Starwood also runs Starwood Credit Real Estate Income Trust, a perpetual-life private REIT that makes senior secured, floating-rate commercial real estate loans in the U.S. and Europe. Because the trust is an Exchange Act reporting company, its monthly capital raises are public, including approximately $11.8 million in share sales on September 1, 2026.
