Blue Owl Digital Infrastructure Trust NAV Tops $2 Billion as Portfolio Grows to 12 Properties
A June share sale brought in roughly $131.7 million, with a newly dominant Class E accounting for most of the raise.

Blue Owl Digital Infrastructure Trust reported that its net asset value climbed above $2 billion as of June 30, 2026, reaching approximately $2.01 billion across more than 191.9 million outstanding shares and partnership units. The figure marks continued expansion for the data center-focused vehicle, which added a property and saw its portfolio value rise sharply over the prior two months.
The trust sold roughly 12.47 million common shares on July 1, 2026, generating approximately $131.7 million in gross proceeds priced off the June 30 NAV. The sale was concentrated in Class E:
- Class E: about 9.55 million shares for roughly $101.1 million
- Class S: roughly 1.87 million shares for about $19.6 million
- Class I: roughly 1.05 million shares for about $11.0 million
- Class D: no shares sold
Commissions embedded in the Class S proceeds totaled approximately $103,127. NAV per share held near where it stood at the trust’s prior update, with Class S, Class D, and Class I all at roughly $10.41 and Class E slightly higher at $10.59.
Portfolio Update
As of June 30, 2026, the trust owned 12 properties with a total portfolio value of approximately $4.59 billion, a marked increase from the roughly $3.73 billion reported two months earlier, when Blue Owl Digital Infrastructure Trust posted a $1.92 billion NAV across an 11-property portfolio. Real estate investments on the balance sheet rose to approximately $4.55 billion, and secured mortgage loans and notes grew to roughly $2.53 billion.
The portfolio carried a remaining weighted average base lease term of 8.8 years, extending to 20.8 years on a fully extended basis assuming tenants exercise all renewal options. Both terms lengthened from the prior update, and the share of tenants rated investment grade rose to 94.0 percent. About 92.2 percent of consolidated debt was fixed-rate, with a weighted average interest rate of 5.4 percent, while the loan-to-value ratio rose to 60.4 percent.
Distributions
The trust declared monthly distributions on June 29, 2026, setting a gross distribution of approximately $0.0417 per share for all four classes. After class-specific shareholder servicing fees, net distributions ranged from about $0.0345 for Class S to the full gross amount for Class I and Class E shares. The distributions were payable to shareholders of record as of the close of business on June 30, 2026, and were paid on or about July 17, 2026, in cash or through the distribution reinvestment plan.
